    Mortgage Broker - Let us save you some money!

    Hi PF,

    A few of you are already aware that I run a fully qualified independent mortgage broking business. We work with a variety of clients from self employed to PAYG and first home owners to investors with complicated investment portfolios (this is my personal background for the last 15+ years). We partner with our clients to help them achieve their long term goals.

    Its a unique time at the moment in lending. With the new APRA regulations in full effect there are great deals to be had as some banks choose to fight hard for market share offering customer incentives to do so and others don't... and in this many people don't have the best product of rate for them, so it has never been a better time to look for a better deal!

    Interesting fact if you're second guessing if this might help you.... 100% of scenarios from PF to date I've been able to find a better deal than existing.

    NAB's 350,000 points deal (worth $1800 in vouchers) expires this week. Has been very popular for clients either wanting to get on this for a new application or refinance.

    There are still lenders offering incentives for refinances from other financial institutions. St George still have a $1500 "cash back rebate" offer at the moment!

    How do the NAB rates and conditions compare with other companies? Offset accounts and redraw's etc?

    NAB have a variety of options being a big Tier 1 bank - from basic low rate products (with redraw) to package products with offset / transaction account and credit cards.

    Morgs has spent the last few months sorting out our refinance and renovation loan. It hasn't been particularly straightforward, with me losing important documents when they are needed and being interstate didn't help the application process. No problem, he flew up on a day trip to get face to face ID and docs signed.
    Awesome work, would bang again.

    It's about time I pulled my finger out and bought something. Roommate moving out in 6 weeks or so is the kick up the arse I needed.

    Before I take up too much of your time what paperwork should I be rounding up? The only hard copy thing I've kept in the last few years is a printout of a dyno run so if you can give a rough list of stuff you'll need I'll spend my time talking to work/banks to get it sorted before hassling you.

    Now where's the PF sponsoring conveyancer?

    PF Conveyancer is Damian I think? Docs you'll need will be payslips, id (license, passport, medicare and a summary of expenses. Full statements of any loans etc.

    Or if Commbank, DNA samples of all family members and fingerprint scans. And letters from your employer explaining every fucking detail of your pay system..... fucking royal commision!

    Yep.. some lenders will ask you for everything including your dyno run... and if it isn't high enough you will need to explain why

    TUFGMH with the current lending environment putting a boat on the asset list is probably counter productive, as they'll want to see your living costs reflect the exorbitant cost of having to run and maintain one

    Do you work with interstate clients?

    Spoke to a broker recently and he reckons the banks require brokers to have in person meetings now?!?!
